So, what exactly is a 美国农业部的贷款?

A USDA home loan is a zero down payment mortgage for eligible rural and suburban homebuyers. USDA loans are issued through the USDA loan program, also known as the USDA Rural Development Guaranteed Housing Loan Program, by the United States Department of Agriculture. There is no maximum amount for a 美国农业部的贷款. Instead, it is set based on your ability to qualify for the loan.

To be eligible for a 美国农业部的贷款, you must meet certain income requirements and be purchasing a home in a 合格农村地区. Is the down payment really $0?

How is my mortgage payment calculated?

Your monthly mortgage payment is made up of four components: principal, 感兴趣, 房产税, and homeowner’s insurance (referred to as "PITI"). 

Principal and 感兴趣

Principal and 感兴趣 are based on the loan amount, 利率, and term (amortization) of your loan. 

房产税

财产 taxes are assessed annually. The amount of your taxes is divided by 12 months in order to determine how much will be collected from you as part of your monthly payment.

保险

首页owner’s 保险 is also paid annually. The amount of your annual premium is divided by 12 months as well. 

Private 抵押贷款 保险 (PMI) can also be a component of your monthly mortgage payment. This is insurance that the lender obtains to protect them against any loss if you stop making payments on your loan. PMI is typically required on Conventional loans if you do not put at least 20% down on a purchase or have 20% or more equity in your property on a refinance.
